A grease extract system is a ventilation system constructed by specifically designed ductwork to vent grease-laden flammable vapours from commercial cooking equipment such as ovensdeep fryers, and grills to the outside of a building. These systems are regulated both in terms of their construction and maintenance, forming part of the building’s passive fire protection system. The cleaning schedule is typically dictated by building insurance provides based on BESA TR19 guidelines, and evidence of cleaning must be kept on file for compliance purposes. Due to the high flammability of grease deposits, if these systems are not cleaned regularly and thoroughly, they can be considered serious fire risks

Ventilation is provided by an Air Handling Unit (AHU) and is used to control indoor air quality. Excess humidity, odours, and contaminants can often be controlled via dilution or replacement with outside air. However, in humid climates more energy is required to remove excess moisture from ventilation air.

With the increase in ventilation fires many insurance companies require regular cleaning of grease extract systems in order to reduce the risk.  It’s crucially important that you check with your insurance provider as to the frequency of grease extract cleaning they specify to ensure that warranties remain in place.
